What we know
A preliminary Texas TDLR filing registered September 11, 2026 identifies a proposed 24-story, 531,000-square-foot apartment and retail tower at 5610 Greenbriar Drive with a $170 million estimated construction cost. Chaucer Eat LLC is the listed owner; the filing carries a Rice University contact address but this does not confirm that the tower is officially part of Rice’s separate Gateway initiative. The filing forecasts December 2026 start and September 2029 completion, not yet actual milestones.
