What we know
3L Real Estate plans to convert One City Centre at 1021 Main into residential use. The filed scope includes 460 conventional apartments on floors 7–29 and 93 hotel apartments on floors 2–6. A 2025 TDLR filing lists planned construction dates, but Downtown Houston's Q3 2026 report describes the project as still in final planning. Other reports cite different unit counts; the filed 553-unit program is the baseline pending verification.
